We own properties and live in a Condominium Association, and as such we agree to follow the rules set forth by the Association Rules and Bylaws concerning what is allowed on the exterior surfaces of the condominium units.

The following guidelines are to be used when any exterior changes, improvements, modifications and/or additions are considered.

Unless a variance form is filed and approved by the Board of Trustees, the following conditions shall apply:

  1. There will be no structural or exterior additions or alterations to any building situated on the condominium property.
  2. There will be no changes in colors of the exterior portions of structures, doors, walls, fences or decks.
  3. There will be no changes in, or alterations or additions to exterior doors, walls, fences, decks or other structures.

FRONT DOOR WINDOWS/TRIM (as of November 2019)

Complete, exact fit replacement windows for the community’s standard front doors are available from Kerbler and Co. at 6481 Proprietors Road in Worthington. Their phone number is (614) 885-5387. They come with new trim and all the necessary installation hardware. If you have a broken window or a window with deteriorating trim in your front door, these do-it-yourself replacement windows offer property owners a cost effective alternative to calling a glass company or replacing the entire door.

If you want to replace your entire front door with a new door, please contact Omni with a photo or link to the door you plan to purchase to be sure it meets with the Association’s standards. Exact replacements of the original door are no longer available.

PATIO/SLIDING DOORS

Many of the community’s patio doors are nearing the end of their expected lifetime and, in the interest of making the process as simple and inexpensive as possible for everyone, the Board would like to offer the following guidance:

The exact Anderson patio doors that were installed in our community decades ago are no longer available from the manufacturer.  In fact, most manufacturers no longer stock doors of that particular size and if you order a custom-made door, your door will be very expensive and difficult to install.  Therefore, the Board has approved the use of today’s standard 72″ x 80″ patio doors. 

Any standard 72″ x 80″ replacement door in the correct color (dark brown or bronze) and glass type (plain glass, no grids, decorations, etc.) will work fine, and in fact, will be much cheaper and easier to install than a custom door.  Stock doors are always less expensive than custom doors, and since today’s stock doors are slightly smaller, they’ll fit inside the existing rough opening.  That eliminates the need to remove the building’s siding to install them.  Some minor trim work will be involved, but any installer will be able to do that for you for far less money than it would cost to remove and replace siding.

You’re free to buy whatever brand of door you want as long as it is the correct color  and has conforming glass.  Doors of any other color or doors with non-conforming glass (frosted, tinted, mirrored, grids, decorations, etc.) are NOT approved and will be flagged for replacement.  Many door and window contractors stock white vinyl doors and will tell you that the door can be painted.  Unfortunately paint does not adhere well to vinyl and it will eventually flake off, creating an eyesore and a maintenance nightmare.  Therefore white doors, painted or not, will NOT be approved.  It goes without saying that nobody is going to be happy when we tell them that their brand new door doesn’t conform and must be replaced, so do yourself and the community a favor and order a door of the correct style and color.  If you have any doubts, just ask the Board to review it before you buy and install it.

We recommend vinyl doors as opposed to wood because vinyl doors can withstand the moisture they’re subjected to in the ravine locations and they require no painting or other regular maintenance.

The following door is the only standard (not special order) door available as of August 2021 that we can find which meets the community’s standards:

Lowe’s, Home Depot, and many other suppliers are likely to have similar doors in their inventory as well.  If you find a door that you prefer over the doors listed here and have any doubts about whether the style or color conforms to our specifications, just ask the Board and they will be happy to evaluate it.

STORM/SCREEN DOORS

Owners who desire storm doors (screen doors) have the option to install them at their expense. The EMCO HD 200 Triple Track Bronze (36”) available at Home Depot is the only storm door pre-approved for use.

If this door is unavailable you must get approval from the Board for the door you plan to purchase.  Please submit a variance form.

WINDOWS

No exterior storm window will be permitted to be installed over existing windows, which are more than adequate for normal thermal insulation. If you desire extra window protection, interior plastic windows may be used.

Window boxes may be installed but should not exceed the width of the bottom wood trim. Boxes must be painted the same color as the trim. Any damage done to the exterior from this process will be repaired at the homeowners expense.

PATIOS – PORCHES – BALCONIES

Since the patios, porches and balconies are limited common areas, the owner is responsible for keeping them neat, clean and in good repair. They may not be used to provide long-term storage of boxes, bicycles, motorcycles, boats, etc.

DO NOT PAINT the interior or exterior wood, IT MAY ONLY BE STAINED and/or re-stained with Sherwin Williams Spice Chest stain (Color # SW 3513). Sherwin Williams offers MANY products in the Spice Chest color.  Be sure you are getting a DECK STAIN, not a siding stain.  This is the recommended product:

Laundry may not be hung in patios, porches or balconies where it is visible at ground level.

HOLIDAY DECORATIONS

During the holidays, residents of the Great North Woods are reminded that no exterior decorations are permitted, for example: lights, door foils, yard ornaments, garland, etc. Traditional door wreaths and interior window decorations such as lights or garlands are permissible. In hanging wreaths, avoid permanently defacing doors.
